Clearbell lets 14,600 sq ft at Blenheim Court

Clearbell Property Partners II LP (Clearbell), a fund managed by Clearbell Capital LLP, today announces that it has let 14,600 sq ft of office space at Blenheim Court in Solihull.

Chadwick Business Centres has signed a three-year management agreement for two suites in Radcliffe House at Blenheim Court, measuring 4,700 sq ft each, with a back-to-back occupier already agreed. Chadwick has also taken a 5,200 sq ft suite in the same building under a 10-year management agreement, with several sub-tenants lined up to occupy the space.

Blenheim Court is a 150,000 sq ft office asset, comprising two separate Grade A office buildings (Radcliffe House and Chadwick House). It is located in the heart of Solihull town centre and benefits from close transport links, including Solihull train station, the M42 and Birmingham airport.

Both buildings have undergone significant refurbishment in recent years, with new lifts and chillers installed. There are ongoing updates throughout Chadwick House which are due to complete soon to allow the building to welcome new tenants in the autumn.

Clearbell acquired the asset in 2016, with plans to reposition the asset through renovations and let the vacant space.

Grade-A offices with modern amenities on flexible lease terms are in high demand, especially in strong business centres such as Solihull and the surrounding M42 area.”
