Clearbell and Barwood Capital kick start speculative industrial scheme in Thatcham
Clearbell Property Partners III LP (Clearbell), a fund managed by Clearbell Capital LLP, has commenced construction work on a 4.5-acre development site in Thatcham that will deliver 116,850 sq ft of warehouse accommodation.
Thatcham Park comprises a multi-unit scheme, built to a Grade A specification and situated within a well-established industrial centre in Thatcham. The scheme represents one of the few remaining development opportunities in a supply constrained market that accommodates established businesses including DHL, Kuehne + Nagel and Harrods.
Dominic Moore, Head of Asset Management at Clearbell Capital said:
“We are excited to be bringing forward this development despite the challenges of the last three months. Thatcham Park will provide much needed new warehouse accommodation to businesses in the South of England that are looking for high-quality space. The industrial sector has been a bright spot in the recession-hit economy and we expect our Thatcham development to thrive into the future.”
Barwood Capital, the Northampton based regional investment and development specialist who sourced and secured the site on behalf of Clearbell, will act as development manager to deliver the scheme.
Andrew Barlow, Director, Barwood Capital said:
“Thatcham Park’s appeal is not only down to its location in terms of quick access to the motorway network, the docks in Southampton and the London airports, but also the current high demand from businesses needing Grade A logistics space in the local area. This is our first project working with Clearbell and we look forward to seeing this BREEAM Excellent scheme delivered.”
The main contractor for the project is A+H Construction who commenced on site in May with a programme delivery to reach practical completion in Q1 2021. Goodrich Consulting is appointed as project manager and QS.
Jon Varney of Deal Varney and Sam Vyas of Avison Young are appointed as joint letting agents.
